Last year I was introduced to Austin Davis. I was told about Austin from another investor I follow. The mentor I was working with referred me to Austins program for funding. First, unlike the program I had already bought on apartment investing thi s program was just for funding. If you are a newbie grab a starter course like Monica Main’s (its cheap and broad). The program Monica Main has is under $100 and a great starter program. Since Austin was offering a 60 day money back guarantee I decided to give it a try.
The website he has is to the point and easy to use. I was able to download the program right away too. The price was steep for me at $900 and I had 60 days to try it out. Now that Austin is so well known you can get his program for a discount fairly easy. Austin is up front that he wants you to bring him deals for his property scout program – you don’t get partnership but just a flat fee – but you can buy on your own too if you are ready. You are not required to send him deals for his property scout program though. I did not want a fee for finding a apartment I wanted to buy the apartment building.
I sent his staff a email and got a reply 3 days later with help which was very helpful. They helped me on how to submit a deal using the forms to get help on it. I got a year of support included for free when I bought his program which was really nice. Each time I would send a deal for help I would include my name and email and the date I bought his program to qualify for the free support. I did work on 5 deals with sellers and Austins team before we finally found one I could get with no money down. I was able to buy with out having to put down a down payment thanks to the down payment investor fund his staff showed me how to gain access to. What was really good for me is that I do not qualify for any special grants from the government so this came as a big surprise to me.
It took me months to get my first deal but I got it with nothing down. Austin’s team also showed me how to get prefunding money for the up front costs. I got a seller credit at closing to cover my closing costs and got cash to pay the up front costs back too. I just wish I could get cash back at closing from my first deal, but I did not know how to do it then. I did learn how to get cash on a deal back from the investor fund.
The free year of support expired but I got a invite for the mastermind group. His mastermind group is $99 a month and great for continued support. I am working on my 3rd apartment now and still use Austin’s staff to help me on my deals.
Before I started with Austin’s team I tried dozens of other real estate programs. I spent a lot of money on other gurus stuff.
What has set Austin’s program and his team apart from the other programs is the support. Austin now I see in his emails offers his program for a lot less than I paid. Austin offers the 60 day guarantee now on his program too. I always pay for a program using my credit card for protection. What I love about being able to buy with a credit card is I also got the protection of my credit card. If a merchant does not refund my money when they offer a refund guarantee I can always dispute it with my credit card to get the money back. Austin also went the extra mile to have his program billing handled by a independent third party called Clickbank. Very few merchants anymore will go to such lengths to protect customer billing information. Clickbank is the internet’s largest and most respected internet billing provider. If you are not aware of Clickbank’s security and refund policy it is the best on the internet. Just google clickbank to read about the awards for security they have in place.
I would really like to thank Austin and his staff for their help. I could not find any reviews a year ago when I looked for Austins program reviews. I also found many people asking for the input on his program.
There are many scams online today. The best way to tell if a guru is legit is do they offer a money back guarantee and take credit cards – scammers NEVER sell programs via credit cards. You also want to pay with a credit card or paypal. Look for a 3rd party billing servicer such as clickbank or authorize.net or something like that to protect your billing infomation. Clickbank is I think the biggest.
In real estate if the teacher does not offer support stay away. This is pretty big. You have to have a good support team there to help you on your deal. The price of a program does not equal its worth – most of the big ticket ones Ive tried were junk. In fact I think many times the programs costing $5,000 or $10,000 are just hype. Just think about that for a minute. If an investor is profiting from deals why do they want to charge $5,000 or more? Heck, why even charge $1,000? Im guessing thats why he dropped the price so much. It just makes since more people will be able to buy your program if it costs less. I wish it was free. I know teachers have to charge something to help people with support, but I feel like most do over charge for it.
I found reviews with negative and positive things to say about Austin and his program. How do you know if it works? Try it is what I say to do since then you can see how it works first hand and if it doesn’t ask for your money back. Use your credit card, print a copy of the website with the 60 day guarantee. I was told if it did not work for me to ask for a refund from the start which was reassuring to me. I was able to call clickbank for help on my order. You can use the link in the email they send you. Here’s a tip – when you find a website with a refund policy print it off and if you have any trouble you can call your credit card company and they will refund it with a copy of the printed guarantee. The point is you can try it and see for yourself.
I do wish I found a good review when I was looking a year ago when I was doing my research on Austin. I only wish someone would have pointed me in the right direction before I spent over $10,000 with other gurus. Now I have time to live the life I want though. I now spend time with my family more. I have time to travel now. That to me is priceless. Best of luck in your dreams of investing – if I can do it you can do it.
