The Best Time To View

by Spike Stetson on August 30, 2010

When you want to view a house. If a property has just come onto the market it is a good idea to look at it quite early, as it could not hang around for very long if it is at the right price. Taking another person with you is a wise idea when you go to look at a property. They say two eyes are better than one, and with two individuals along it will help for one person to see things that the other individual might have missed. Specially if you are the kind of person who is an impulse buyer. This could halt you purchasing too promptly without checking items through properly.

The time of day that you go to look at the property can be important. If you have children they may need to be kept occupied maybe with a Nintendo Dsi whilst you look around. Finding how much sunlight comes through the window is quite a good idea, so viewing the place through the day is the better idea. If work commitments keep you from viewing during the week days, then viewing over the weekend would be more appropiate.

Viewing too many houses in one day can lead to confusion and could mean you have not remembered a great deal of what you viewed. It might be a nice idea to take time out during the week to view all the properties in one go if you have a few to see at once as agents are typically less busy. If you choose a weekend then Saturday mornings should be best. The reason being that if the home has maybe just come on that week, you may beat any other prospective buyers on the weekend and if you likeĀ  the house you could get an offer in before someone else which the seller accepts.

Even if you have made an offer always return and do a further viewing, even if it is just for measuring up to make sure your furniture will fit. It is a wise idea to view the area around and take a look at neighboring streets as some very nice houses could be built around areas which are not so desireble.

When properties are situated next to a busy main road it is good to check the noise level at that time of day when it is rush hour. It will be no good if you can’t hear yourself play your

Nintendo DSi. in Particular when the summer months are around and the windows are open you need to be able to hear the telly. Thinking of the kids playing too at rush hour is a consideration too, especially if they are playing outside. If possible view the house as many times as you can to make sure you do not miss anything.
